Clearing is a scope question first
Two people can say lot clearing and mean completely different jobs. One wants a building pad opened up and everything gone to bare dirt. The other wants the buckthorn and scrub pulled out from under a stand of oaks so the good trees have room. The machines, the timeline and the price are nothing alike, so the first thing we do is walk the property with you and agree what is actually staying.
Selective clearing keeps the trees worth keeping. On most Twin Cities lots that means taking out the buckthorn, box elder and scrub while protecting the mature oaks and maples that give the property its value. It is slower per acre than levelling everything, but it is usually what you want on a residential lot or a shoreline.
Full clearing is for a building pad, a drive or a pasture. Everything comes down and the stumps come out, because you cannot pour on a root plate. That leaves a lot of material, and how it leaves the site is the single biggest line on the quote.
Before anything starts, check the rules for your parcel. Shoreland districts around Lake Minnetonka and the western lakes limit how much you can remove within a set distance of the water. Wetland buffers, tree preservation ordinances and county erosion control all bite on clearing work, and a few cities require a permit for anything over a threshold. Where all the material goes
An acre of scrub produces far more volume than anyone expects. Deciding how it leaves the property is usually the biggest single decision on a clearing quote.
- Chipped on site and spread: cheapest, good for trails and buffer areas, no trucking
- Hauled off in roll-off dumpsters: cleanest, and we rent them, so it stays one invoice
- Merchantable timber sorted and stacked: worth doing on larger parcels with good logs
- Burned on site: only where the municipality permits it and conditions allow, which is rare in the metro
On most residential clearing jobs we end up chipping the small material and hauling the rest. If you are prepping to build, talk to your excavator first, since some want the stumps and spoil handled with their earthwork rather than ours.
